WHAT IS HOME STAGING?
Home Staging is a combination of decorating, marketing, and psychology designed to highlight your home's best features while downplaying any weaknesses. A professional home stager can objectively view the home as a product, and knows what sells. The home stager will create a neutral, warm and inviting atmosphere that will appeal to as many potential buyers as possible in order to achieve a quick sale.
In today's competitive marketplace, many home sellers and Realtors recognize home staging as an effective way to package and market a home. Many successful Realtors use full time professional stagers to sell their homes faster and for more money. Staging provides the competitive edge that makes buyers prefer YOUR home over others for sale in your neighborhood. Some home sellers and realtors may think that once the house is clean and de-cluttered it is "staged" and ready to be sold. There is a tremendous difference between a home that is just cleaned and de-cluttered, to one that is professionally staged. Statistics show that the cost of professional home staging is far less than the loss incurred by lowering the asking price. Don't even think of lowering the price before hiring a staging company!
In California's crowded real estate market, Realtors are finding the services of a "Professional Home Stager" to be the competitive edge they need to get their listings noticed and sold for more money! At Shamay Staging & Redesign we partner with Realtors and homeowners to get properties ready to sell. And we get results! It is proven that a staged home looks better and sells faster, and for more money, than comparable properties in the same area. Simply put, Home Staging is all about "presentation and marketing".
A professional Home Stager has the knowledge, skill, resources and creativity to take an ordinary home and make it look extraordinary. We have the advantage of viewing your home for the first time, just like a potential buyer. This allows us to view your home just as the potential buyer would. From this vantage point we are able to give you valuable feedback. We can suggest changes from the simple and affordable, to the higher end. These changes will dramatically affect the selling price of your home, and how long it stays on the market.
Shamay Staging & Redesign offers a completely free, no obligation Home Evaluation. This evaluation will produce a list of practical and affordable ideas that will improve the profitability of your property. You may choose to do the work yourself, or Shamay Staging & Redesign can do the work for you. Whether it be painting, changing out fixtures, or bringing in quality home furnishings and accessories, we are available to help. At Shamay Staging & Redesign we want your home to stand out from the crowd and be noticed!
HOME STAGING FAQ'S
1. I've never used a Home Stager before, I'm not sure what to expect, or that I even want to spend the money on it.
At Shamay Staging & Redesign we recognize these concerns and understand that Home Staging is a relatively new concept to most home sellers. We offer a completely free, no obligation Home Evaluation just for this purpose. During this 30 minute walk-through of your home we will give you 3 levels of recommendations, ranging from the simple and affordable, to the more complex. We will leave you with options to fit any budget.
2. Can't I just stage the home myself?
Selling and Buying a home are emotional processes. Most prospective buyers have a list of "must-haves" for their new home, but when they enter a house that "Feels like home," they tend to automatically re-prioritize that list. It’s difficult for most homeowners to view their own house the way prospective buyers will see it; we tend to look past the things we see every day. Realtors often offer advice for preparing your house for sale, but Realtors need to focus on marketing your property and negotiating offers to purchase, not rearranging furniture or helping to control clutter. Staging professionals receive training to recognize the small changes that will allow your property to show in its best light. Shamay Staging & Redesign strives to make your house the one that a prospective buyer will become emotionally attached to.
3. I don't think I can afford Home Staging.
Honestly, you can't afford to NOT hire a professional Home Stager. A staged home sells on average 17% higher than an un-staged home, and up to three times faster. Selling price reductions will typically start at $10,000 - $25,000. The return on this investment more than covers the price of staging services.
4. Why would I stage a rental property?
In vacation communities in particular, competition is strong among rental properties. Given the choice between a seasonal rental property with a bright, open look and one with a beautiful view but a dark and dated décor, most people will choose the updated space.
5. I’m moving to a new house; why should I spend money to fix up this house now?
Staged homes sell more quickly and for more money. In order to gain the most equity from their current property, most homeowners need to make some small improvements. Like detailing a car before advertising it for sale, staging prepares the property to showcase its best features and create a positive first impression.
6. Do I need to stage a house that has been professionally decorated?
Interior decorators style your décor to suit your personal tastes and lifestyle. Your goal in marketing your property is to appeal to the broadest segment of the population possible. Staging is particularly important in houses that have dramatic decorating styles or unique collections. A staged home presents a stylish and comfortable look. The focus should be on the property, not your décor.
7. When should I stage my home?
Ideally, a property should be staged before it is published on the Multiple Listing Service or marketed to other realtors or buyers. In order to sell a home must be shown, after the first few weeks on the market the number of showings tends to slow down. If your property is already listed for sale, hire a stager prior to an open house or broker’s luncheon.
8. The house we are selling is vacant. Is it true that vacant homes don’t show well?
Yes. Rooms that are vacant often look smaller than rooms that are furnished. It is difficult for most people to envision their furniture in a vacant space, or to visualize possible uses for the room. Shamay Staging & Redesign offers a number of attractive options for the purchase or rental of furniture and accessories.
9. What will staging cost?
The investment in your property will vary based upon the amount of work that is required and how much you choose to complete on your own. Shamay Staging & Redesign prioritizes recommendations, so you can choose how much to invest. Staging always costs less than the first price reduction.
10. What is Interior Redesign?
Interior Redesign allows you to transform your rooms using the furniture and accessories you love. Interior Redesigners follow the same design principles as Real Estate Stagers and traditional Interior Designers, considering balance, scale, rhythm and harmony. Like Stagers, they strive to enhance or establish focal points in your home. Like traditional designers, though, they also consider your lifestyle and the ways you use your rooms, and update your rooms to suit you and your family.
11. Are you going to try to sell me all new furniture?
No. The beauty of Redesign is that it allows you to find new and exciting placement for your existing furniture and accessories. As a first step, we evaluate whether or not your home is a candidate for Redesign. Our objective is not to sell you products; it is to make your space one that you are proud to show off and happy to come home to.
12. Can you help me select wall colors and/or window treatments?
Yes. We offer many of the same decorating services as interior designers, including color consultations, advice and assistance selecting and purchasing window treatments and accessories.
13. I love my furniture, but my rooms don’t have the “wow” factor I see in magazines. Can you help me “complete” my rooms?
Yes!!! Many people have trouble putting the finishing touch on their spaces, or pulling the look together. Shamay Staging & Redesign can make recommendations and will shop for you or with you for items to complete your rooms.
